Waipahu at a glance

Waipahu sits on the ʻEwa plain along the north shore of Pearl Harbor, between Pearl City to the east and Kapolei to the west. It is a former plantation town that now carries one of the widest ranges of housing on Oʻahu, from 1930s cottages to 1990s townhomes to detached Homes on the Kunia slope. It also holds the closest Skyline rail station to Joint Base Pearl Harbor Hickam that sits inside a residential town. What Your Budget Buys

The widest range on Oʻahu

Very few towns on this island offer plantation era cottages, 1970s tract Homes, 1990s townhome projects, and newer detached Homes inside the same zip code. Waipahu does, and that is the single biggest reason first time Buyers land here.

Distance to Pearl Harbor

Roughly 15 to 25 minutes

Joint Base Pearl Harbor Hickam sits a short run east on H-1. For Sailors, Airmen, and shipyard personnel, this is one of the shortest off post drives available at this range of housing.

The Skyline Station

Pouhala, at Waipahu Transit Center

Pouhala Station opened in June 2023. Since October 2025 the line has continued past Aloha Stadium to Makalapa at Joint Base Pearl Harbor Hickam, the airport, and Kalihi. No other Oʻahu town this residential has that.

Waipahu is named for an artesian spring, wai for water and pahū for burst forth. The plantation ran for nearly a century and shaped everything from the street grid to the food you will eat on a Saturday.

Waipahu has its own elementary, intermediate, and high school campuses, plus several elementary schools spread across the newer subdivisions. Assignments are set by street address, so always verify with the Hawaiʻi Department of Education.

Warm, breezy, roughly 38 inches of rain

Waipahu runs from near sea level at the harbor up the Kunia slope. It is warmer and drier than Central Oʻahu, with steady trades. Air conditioning and solar matter more here than they do in Mililani.

Numbers on a page only tell you so much. Let me walk you through an ordinary Saturday here, because this is the part that actually changes how your Family lives.

You are out before the heat

The sun comes over the Koʻolau early and Waipahu warms up fast, so the walk happens now. You loop Waipahu District Park on Paiwa Street while the field is still wet, and the Waiʻanae range is doing that thing where it looks close enough to touch.

8:00 AM

Breakfast, plantation town style

You stand in line at Elena's in Tropicana Square and order the pork adobo fried rice omelette because someone at work told you to and they were right. The aunties behind the counter move fast. Order at the register, find a seat, do not overthink it.

10:00 AM

The errand run other people drive across the island for

Lowe's and the grocery run at Waikele Center, then across Lumiaina Street to Waikele Premium Outlets if the kids need shoes. Costco in Waipiʻo is a few minutes up the road. This is quietly one of the most convenient corners of Oʻahu.

12:30 PM

Lunch, done the local way

Kalua pig and laulau at Highway Inn on Leoku Street, which has been feeding this town since long before the freeway. Or poke and mochiko chicken from Tanioka's on Farrington Highway, eaten in the car because that is how Tanioka's works.

3:00 PM

History that is literally in your neighborhood

You walk the grounds at Hawaiʻi's Plantation Village on Waipahu Street, where the camp houses have been rebuilt the way the Japanese, Filipino, Portuguese, Chinese, Korean, and Puerto Rican Families actually lived in them. Your keiki will ask better questions here than at any museum in Waikīkī.

You leave the car in the driveway

Dinner in town, and you take Skyline from Pouhala Station rather than fight the H-1. The train runs elevated over the whole corridor and it does not care what traffic is doing. Then home, windows open, trades coming off the harbor.

The areas worth knowing

A Waipahu address covers far more ground than the town most people picture. The 96797 zip stretches from the old mill site up across the H-1 to subdivisions that were pineapple and cane fields inside my lifetime. Housing stock, lot size, and daily rhythm change completely as you move across it. Open any one of them for the details I would give you on a drive through.

The heart of the old plantation town, laid out along Farrington Highway and Waipahu Street below the mill site. This is the oldest housing on the ʻEwa plain and the only part of Waipahu you can genuinely walk.

Housing You Will Find
The widest age range in town. Plantation era cottages and 1940s through 1960s single family Homes on compact lots, a large number of older low rise condominium and apartment projects, and multi family properties. Many Homes here have been added onto more than once over seventy years.

Pouhala Station and the Waipahu Transit Center, Waipahu District Park with its pool and gymnasium, Hawaiʻi's Plantation Village, Hans L'Orange Park, the Filipino Community Center on Mokuola Street, and the run of local restaurants and markets along Farrington Highway.
Schools Serving the Area
Generally served by Waipahu Elementary and August Ahrens Elementary, then Waipahu Intermediate and Waipahu High, depending on the specific address. Confirm current boundaries with the Hawaiʻi Department of Education.
Why Buyers Choose It
It is the shortest walk to rail anywhere in this guide, it carries the most character, and it is where a Buyer working with a tighter budget has the most options. It is also where I check permit history hardest, because seventy years of renovations leave a paper trail and sometimes they do not.

Two adjoining tract neighborhoods on the eastern edge of Waipahu, tucked between Kamehameha Highway and the freeway. Seaview sits just below Crestview, and if you notice every street starting with the same word, that is not an accident. Seaview's streets all begin with Lumi.

Almost entirely single family Homes from the late 1960s and early 1970s on R-5 zoned lots that typically run a little over 6,000 square feet. Three and four bedroom floor plans, carports and garages, and a lot of Homes that have had one significant renovation somewhere along the way.
Everyday Amenities
Quick access to both directions of H-1, Waipahu town shopping a few minutes west, and Pearl City and Pearlridge a few minutes east. Neighborhood parks sit inside the subdivisions rather than at a central town center.
Schools Serving the Area
Assigned to Pearl City Waipahu complex campuses by street address, commonly Honowai Elementary or Waipahu Elementary, then Waipahu Intermediate and Waipahu High. Verify assignment with the Hawaiʻi DOE before you write an offer.
Why Buyers Choose It
You generally get a real yard and a real lot for less than the equivalent detached Home in Waikele or Royal Kunia, and you are closer to the Pearl Harbor gates than almost anything else in Waipahu. These are older Homes, so I budget for systems rather than pretending they are new.

A cluster of smaller pockets on the ocean side of the freeway, filling the ground between the old town and Waikele. Locals name them individually and outsiders never do, which is exactly why they are worth knowing.

Mostly single family Homes built through the 1970s and 1980s, with a scattering of townhome and condominium projects mixed in. Lots are modest and the streets are quieter than the Farrington Highway corridor because there is very little through traffic.

Waikele Center and Waikele Premium Outlets are minutes away, as is the Waipahu Transit Center. West Loch Shoreline Park and the ʻEwa side beaches sit a short drive south.
Schools Serving the Area
Served by Pearl City Waipahu complex campuses assigned by address, and Homes on the same street can occasionally feed different elementary schools. Verify with the Hawaiʻi DOE.
Why Buyers Choose It
It is the quiet middle ground. Newer than the old town, older and generally more attainable than Waikele, and close enough to shopping and the freeway that you never plan a day around errands.

The planned side of Waipahu, laid out on former plantation land starting in the early 1990s, with a golf course threading through the middle of it and the outlets and the big box center sitting at the bottom of the hill.

A large collection of townhome and condominium projects, names like Parkview, Parkglen, Tropics, Mahi Ko, Fairway Village, and Hoʻokumu, alongside detached single family Homes on compact lots. Most of it dates to the 1990s, which means original systems are now reaching the age where they get replaced.
Everyday Amenities
Waikele Premium Outlets and Waikele Center on Lumiaina Street with grocery, home improvement, dining, and services. Waikele Country Club runs through the community, and Waikele Community Park has a public pool.
Schools Serving the Area
Commonly served by Waikele Elementary, then Waipahu Intermediate and Waipahu High, depending on address. Confirm with the Hawaiʻi DOE.
Why Buyers Choose It
This is where a first time VA Buyer most often finds a path into ownership on this side of the island. Townhome living, a real community pool, an association that maintains the exterior, and everything you need for daily life inside a five minute radius. The catch is that not every project is approved for VA financing, and that is the first thing I check.

Two planned neighborhoods that sit above the freeway on the Kunia slope. They carry Waipahu addresses, but the H-1 acts as a real divider and Families who live up here will tell you it feels like its own town.

Village Park was developed through the 1980s and leans heavily toward single level detached Homes on an efficient grid with sidewalks and underground utilities. Royal Kunia began in 1989 on Castle & Cooke land and continued through roughly 2004, with detached Homes, the Kulana Knolls condominiums from 1994, and CPR Homes at Expressions.
Everyday Amenities
Kunia Shopping Center handles daily essentials with a Walmart on Kupuohi Street and a supermarket. Royal Kunia Country Club sits at the top of the neighborhood with Pearl Harbor and south shore views. For anything beyond groceries you are driving down to Waikele or into town.
Schools Serving the Area
Assigned by street address to Pearl City Waipahu complex campuses, commonly Kaleiopuʻu Elementary or Honowai Elementary, then Waipahu Intermediate and Waipahu High. Verify with the Hawaiʻi DOE, because mauka addresses do not always assign the way people assume.
Why Buyers Choose It
Newer construction than anything down in town, elevation and breeze, real views on the right lots, and by far the shortest drive to Kunia Field Station. Royal Kunia carries a modest community association assessment. Village Park generally does not, and Buyers are often surprised by that.

Everyone calls it Waipio, the mail says Waipahu, and both are correct. Gentry Homes began building here in 1979 on former agricultural land at the top of the Waipahu zip, and it is where the town meets Central Oʻahu.

Single family Homes and townhome projects built from 1979 forward, so the age range runs from late 1970s through the 1990s. Floor plans tend to be practical rather than grand, with garages or assigned parking and usable yards on the detached Homes.
Everyday Amenities
Waipio Shopping Center, Costco Waipiʻo, and the Patsy T. Mink Central Oʻahu Regional Park with its aquatic complex, tennis center, and playing fields. Waiawa Station at Pearl Highlands sits at the H-1 and H-2 interchange nearby.
Schools Serving the Area
Commonly served by Kanoelani Elementary, then Waipahu Intermediate and Waipahu High, depending on the exact address. Confirm current boundaries with the Hawaiʻi DOE.
Why Buyers Choose It
It splits the difference between the West Side and Central Oʻahu better than anywhere else. You are close to the H-1 and H-2 split, which matters enormously if one person in your Family reports to Pearl Harbor and the other reports to Schofield.

One address, several very different neighborhoods

This is the thing that trips up Families searching from the mainland. A listing that says Waipahu could be a 1950s cottage two blocks from the rail station, a 1990s townhome next to a golf course, or a detached Home on the Kunia slope with a Pearl Harbor view. The word tells you almost nothing on its own.

Send me your reporting date and what your Family actually needs, and I will tell you which of these six areas fits and which ones to skip. That conversation saves people weeks.

Highway InnThe original location on Leoku Street, serving Hawaiian plates since 1947. Kalua pig, laulau, pipikaula. If you eat one meal in Waipahu, make it this one.
Tanioka's Seafoods & CateringA counter on Farrington Highway with a line out the door most days. Poke, mochiko chicken, and party trays that every local Family orders from at least twice a year.
Elena's Home of Finest Filipino FoodsIn Tropicana Square on Moloalo Street, a Waipahu institution since 1974. The pork adobo fried rice omelette is the order, and portions are generous.

Hawaiʻi's Plantation VillageA living history museum on Waipahu Street with rebuilt camp houses from each immigrant community. Take the guided tour, not the self guided walk.
Pouhala Marsh Wildlife SanctuaryA restored wetland on the West Loch shoreline and one of the larger remaining marshes on Oʻahu. Access is limited, so check before you go.
Waikele Community ParkNeighborhood park and public pool inside Waikele. Walkable from most of the townhome projects.
Patsy T. Mink Central Oʻahu Regional ParkThe big regional complex just up the road in Waipiʻo, with an aquatic center, the Central Oʻahu Tennis Center, and fields for nearly everything.
Three golf courses with a Waipahu addressWaikele Country Club, Royal Kunia Country Club up on the slope with harbor views, and Ted Makalena Golf Course, the municipal track out on the Waipiʻo peninsula.
West Loch and the ʻEwa shorelineWaipahu itself sits on the harbor rather than the open ocean, so swimming beaches are a short drive south into ʻEwa Beach.

How the Waipahu market actually works

Waipahu is one of the busiest submarkets on Oʻahu, and it is busy in every property type at once. That is unusual. I do not publish price ranges here, because they move faster than any web page can keep up with and a stale number is worse than no number. What I can give you is everything that shapes the number.

Inventory and Pace

Deep and consistently active

Because Waipahu spans condominiums, townhomes, and detached Homes across six decades of construction, there is almost always something available. Well priced Homes near the rail corridor and inside Waikele do not sit long.

Property Taxes

Among the lowest nationally

Honolulu County rates are set annually and vary by classification. Ask me for the current figure and the homeowner exemption rather than trusting a number you found online.

VA Financing

Zero down, no PMI

Sellers here see VA offers constantly, so a well structured VA offer competes. Waipahu carries an unusually high share of condominium and townhome projects, and project level VA approval has to be confirmed before you tour, not after.

Association Fees

Anywhere from none to substantial

Many older detached Homes in town carry no association at all. Royal Kunia carries a modest community assessment. Waikele and Waipio Gentry projects carry full project fees. Get the actual number before you run your monthly math.

Why you will not find prices on this page

Ranges shift with inventory, interest rates, lot size, condition, association fees, project age, and whether a project is approved for VA financing. Anything I published here would be wrong within a season, and a Family making a decision from three thousand miles away deserves better than a number that was true last spring.

On property taxes

Honolulu County carries one of the lowest residential property tax rates in the country, and that is a real advantage when you are comparing Oʻahu to a mainland duty station. Rates, classifications, and exemptions are set annually by the City and County of Honolulu, so I will not quote you a figure that could be stale by the time you read it. I am happy to walk you through the current rate and the homeowner exemption on a call.

What is actually being built under a Waipahu address

Waipahu town itself finished building generations ago, and Waikele, Village Park, and Royal Kunia all completed by the early 2000s. Everything inside those neighborhoods is a resale. There is one exception worth understanding, and it confuses Buyers searching online constantly.

Koa Ridge

Castle & Cooke, actively selling

Koa Ridge sits above Waipio Gentry at the top of the Waipahu zip code, which is why its Homes carry a Waipahu 96797 mailing address even though people talk about it as Central Oʻahu. It is the one place with a Waipahu address where you can buy a Home nobody has lived in.

What Is Releasing

Detached Homes and condominium residences

Castle & Cooke has been releasing in phases, with detached single family neighborhoods and condominium buildings coming out at different times. What is available changes month to month, so I keep it current on the Koa Ridge page rather than leaving you to a listing site.

The Rest of Waipahu

If you want brand new and a Waipahu commute does not have to be exact, the active builder communities across the island are covered on the new construction guide, including what is releasing on the ʻEwa plain.

Read this before you visit any sales office

Register me as your Buyer's Agent before your first visit to a model Home or sales gallery. Not after. The friendly person who greets you at the door works for the builder, and their job is to represent the builder's interest in that transaction, not yours.

Having your own representation costs you nothing. Once you have signed in at a sales office without an agent, most builders will not allow you to add one to that purchase later, and Families lose that protection every single week without realizing it happened.

Waipahu sits between the West Side and town, which means the Pearl Harbor complex is genuinely close and almost nothing on this island is genuinely far. These are realistic off peak estimates, split between the town side and the mauka neighborhoods above the freeway, gathered from Families who actually drive them.

MCBH Kāneʻohe Bay

How to read these numbers

H-1 eastbound between Waipahu and the Middle Street merge is the pressure point for anyone commuting toward town, and it adds roughly 15 to 35 minutes during peak windows, generally 6 to 8am heading in. Families who shift departure by 30 to 45 minutes find it very manageable. If you are heading west toward Kalaeloa or north up Kunia Road, you are driving against traffic, and the numbers above hold up.

Waipahu is also the one town in this guide where the train is a real answer rather than a talking point. Pouhala Station sits at the Waipahu Transit Center in town, and since October 2025 the line has run all the way to Makalapa at Joint Base Pearl Harbor Hickam, then on to the airport and Kalihi Transit Center. It is elevated the whole way, so it does not sit in the same traffic you would. Before you commit to a neighborhood, drive your route at the hour you will actually drive it, or ask me to drive it for you and send you the video.

The small things that make the first six months easier. None of this is on a listing sheet.

The zip code is bigger than the town

Waipahu 96797 covers the old town, Waikele, Village Park, Royal Kunia, Waipio Gentry, and Koa Ridge. Those are wildly different places with different housing, different elevation, and different commutes. Never judge a listing by the city name alone.

The rail actually changes the math here

Pouhala Station sits in town at the Waipahu Transit Center, and the line now runs to Joint Base Pearl Harbor Hickam, the airport, and Kalihi. If your household is trying to avoid buying a second car, Waipahu is the strongest case on the island for that.

It runs warm, so cooling is not optional

Waipahu is lower, warmer, and drier than Central Oʻahu. Ask whether the Home has split system air conditioning or window units, and ask whether any photovoltaic system is owned or leased. Electricity is expensive here and that answer changes your monthly number.

Check VA approval before you fall in love with a condo

Waipahu has one of the highest concentrations of condominium and townhome projects on Oʻahu, and not all of them are approved for VA financing. Approval status also changes. On any project, I confirm this before we tour rather than after we write.

Older Homes here carry older stories

A lot of Homes in the town core have been added onto over decades, and not every addition was permitted. I pull permit history early, because an unpermitted bedroom is a financing problem and an appraisal problem, not just a paperwork problem.

Zoning shifts street by street near Farrington

The Farrington Highway corridor carries mixed use and business zoning that reaches into the residential blocks behind it. Two Homes a few streets apart can have very different neighbors. Walk it, or have me walk it and film it for you.

The Royal Kunia golf course question

When Royal Kunia was developed, a second golf course was planned and never built. Some Buyers still hear golf course lot and picture fairways. Ask specifically what a lot actually backs onto, and confirm it in person or on video before you write.

Drive your commute before you commit

Not at noon on a Tuesday when you are Home hunting. At 6am on a weekday, in the direction you will actually be going. If you are buying from the mainland, ask me to drive it and send you the video. I do this constantly.

Waipahu sits on the ʻEwa plain along the north shore of Pearl Harbor, between Pearl City and Kapolei. It is a former sugar plantation town, built up around the Oahu Sugar Company mill that ran from 1897 until 1995, and that history still shapes the food, the street grid, and the community calendar. Day to day it feels like a working local town rather than a resort area, with a dense older core along Farrington Highway and newer planned subdivisions spreading up the Kunia slope. It runs warm and breezy, and it is the most centrally positioned town on this side of the island.

Joint Base Pearl Harbor Hickam is roughly 15 to 22 minutes off peak from Waipahu town and 20 to 28 minutes from Village Park and Royal Kunia, straight east on H-1. Peak morning traffic toward town is the main variable, so departure time matters more than address. Waipahu also has the Skyline rail option, which the drive numbers do not capture. Kunia Field Station runs 8 to 14 minutes from the mauka neighborhoods, and Schofield Barracks runs closer to 18 to 30 minutes depending on which side of the freeway you live on.

Yes, and this is genuinely the thing that sets Waipahu apart. Pouhala Station sits in town at the Waipahu Transit Center and opened with the first segment in June 2023. In October 2025 the line extended past Aloha Stadium to Makalapa at Joint Base Pearl Harbor Hickam, then Daniel K. Inouye International Airport, Lagoon Drive, and Kahauiki at the Kalihi Transit Center. The guideway is elevated the entire way, so it is not affected by H-1 traffic, and the transit center connects to a large number of bus routes. Later segments toward downtown Honolulu are still under construction.

They all carry a Waipahu 96797 address and they are very different places. Waipahu town is the original plantation core below the mill site, with the oldest housing and the rail station. Waikele was built on former cane land starting in the early 1990s and is heavy on townhome and condominium projects with a golf course running through it. Village Park was developed through the 1980s above the H-1 and leans toward single level detached Homes. Royal Kunia began in 1989 on Castle & Cooke land and built out through roughly 2004, sitting highest on the Kunia slope with the best views and the shortest drive to Kunia Field Station. Waipio Gentry, from Gentry Homes starting in 1979, also carries a Waipahu address.

Yes, and Waipahu is one of the most common places on the island where it happens. A VA loan lets eligible service members buy with zero down and no private mortgage insurance. Sellers here see VA offers regularly, so a well structured VA offer competes. One detail matters more in Waipahu than almost anywhere else on Oʻahu: this town carries an unusually high share of condominium and townhome projects, and the project itself has to be approved for VA financing. Not every project is, and approval status changes. I check that before we tour.

Close to everything. Plantation era cottages and mid century single family Homes in the town core, older low rise condominium projects near the rail corridor, late 1960s and early 1970s tract Homes in Crestview and Seaview on lots just over 6,000 square feet, 1990s townhomes and detached Homes in Waikele, and 1980s through early 2000s detached Homes in Village Park and Royal Kunia. Waipio Gentry adds Gentry built Homes from 1979 forward. I do not publish price ranges because they move too quickly to stay accurate, so ask me and I will send you what is actually available in your range this week.

Hawaiʻi operates a single statewide public school system, and Waipahu falls in the Pearl City Waipahu complex area. Elementary campuses serving Waipahu addresses include August Ahrens Elementary, Waipahu Elementary, Honowai Elementary, Kaleiopuʻu Elementary, Waikele Elementary, and Kanoelani Elementary, followed by Waipahu Intermediate and Waipahu High. Because there are several elementary campuses inside one town, nearby Homes can feed different schools. Assignments are set by street address, so always verify current boundaries directly with the Hawaiʻi Department of Education before writing an offer.

Inside Waipahu town, Waikele, Village Park, and Royal Kunia, no. Those neighborhoods all finished building by the early 2000s and everything there is a resale. The exception is Koa Ridge, the Castle & Cooke community above Waipio Gentry, which carries a Waipahu 96797 mailing address and is actively releasing detached Homes and condominium residences in phases. If you go the new construction route anywhere on this island, register a Buyer's Agent before your first visit to any sales office. The builder's representative works for the builder, and having your own representation costs you nothing. More on the new construction guide.

Yes, and a large share of the Families I work with do exactly that. It works through video walkthroughs of every property, honest narration of what the photos are hiding, drive throughs of the neighborhood and your commute route at the hour you will drive it, and remote signing. In Waipahu specifically I also walk the block, because zoning and neighbors change quickly here and a listing photo will never show you that. The goal is that nothing about the Home surprises you the day you land.

It usually comes down to your installation, your climate preference, and whether rail matters to you. If you are reporting to Pearl Harbor, Hickam, the shipyard, or Kunia Field Station, Waipahu is closer and it has a Skyline station in town. If you are reporting to Schofield Barracks, Wheeler, or NCTAMS PAC in Wahiawā, Mililani is closer and cooler. Waipahu runs warmer and drier with a wider range of housing types and price points.
