Koa Ridge spent more than twenty years in planning, permitting, and legal challenges before a single foundation was poured. Castle & Cooke broke ground in November 2017 and welcomed the first Family home in November 2020. On an island where new housing is rare and hard fought, that history matters.
The community covers about 576 acres in Waipio, tucked between Mililani and the Waipio Costco. Castle & Cooke calls the concept "surban" living, their word for urban convenience set inside a suburban neighborhood. At full buildout the plan calls for roughly 3,500 homes, with 30 percent of them within the affordable housing range.
Castle & Cooke has been building in Hawaiʻi since 1851 and has delivered more than 24,000 homes across the islands, including Mililani. Whatever you think of new construction generally, this is not a developer passing through.
